DIY Window Replacement: Vinyl windows using the retrofit style

These days a lot of homeowners are replacing their old windows with vinyl windows using the retrofit style of window frame. This is particularly true in the west, and specifically, in California. The number one arguement that I have heard against using the retrofit method, is that it is susceptible to water leaks. Well, that’s true if you don’t do it properly. But, if you do a complete tearout of your old window down to the studs, you’re going to have water leak issues there as well if you don’t install the new window properly. So I think that arguement is, well, all wet. So, let me tell you the best way to install your retrofit windows that will ensure that water cannot get in.

There is an old song that goes, "It never rains in California, but girl don’t they warn ya, it pours, man it pours". For those of you in California, you know how true this is. While California doesn’t get a lot of annual rainfall, when it does rain, it can come down in buckets due to the close proximity to the ocean. So, you want to be sure that your windows are well sealed.

If you are installing retrofit frames against a stucco house, you want to put a thick bead of sealant right on the outside face of the old window frame, all the way around. Latex caulk should work fine, but if you want to spend a little more to get the best sealant available, use 100% silicone. Depending on the number of windows you will be doing, this extra cost can add up.

You pay approximately $1 for a tube of acrylic latex caulk, and $4 or more for a tube of 100% silicone. You are going to use 1-3 tubes per window, depending on the size. So you can see how it could add up. Here is a trick that I used to do to save a little money; The most vulnerable part of your installation is the top of the window, because gravity will have the water running down from the roof to the ground. It’s not likely that water is going to find it’s way through the sides or bottom.

So, I used to carry two caulking guns, and load one with the silicone, and the other with the acrylic caulk. I would run the silicone accross the top of the old frame, and caulk the sides and bottom. Then, put your new window into the opening and have a helper hold it firmly in place while you plumb and level it, then screw it into place.

After you have the window completely installed, your final step should be to caulk where the retrofit lip meets the stucco. Here again, I used to use white silicone on the top, and caulk on the sides and bottom. You now have a double barrier against water infiltration. After about a week, check the sealant around each window for signs of cracking. Because stucco is usually uneven, there could have been gaps that were larger in some areas than in others.

If you don’t force the caulk into the gap to completely fill it, the caulk can sag before drying, causing a crack to form. Simply recaulk over any cracks that you see. You can check the silicone on top as well, but because silicone dries like a rubber substance, you shouldn’t see any cracks there. OK, what if the replacement windows are going between wood trim surrounding the opening? If you are using the retrofit lip, and trimming it to fit between the wood, then you still apply the heavy bead to the old frame before installing the window. But, instead of sealing where the retrofit lip meets the stucco, you seal where it meets the wood. Then, you want to be sure to seal above the window, where the top piece of wood meets the stucco. Again, use silicone up there. Now, no water can run down the stucco wall and get under the top piece of wood.

Sometimes, though, you might decide not to use a retrofit style frame between the wood, choosing a block replacement frame instead. If you choose to do it this way, you have to add trim to the outside. You still want to apply the sealant to the old frame, then apply your trim so it contacts the new window as well as the sealant on the old frame. If you follow these procedures, you won’t have to worry about any water penetrating into your home, I don’t care how hard it pours!

Sash doors
Door sash can have any shape It is recommended to use sash-doors to let some light in. The door can become more interesting due to sash form, color and pattern. But remember that the choice of the sash may affect the price, sometimes increasing it in two times. Glass shouldn’t rattle after mounting.

The width of the glass should correspond to the width of the slots. Usually glass fastening is made with a help of wooden laths, but you can use fillets, your door will look more beautiful. Considering the choice of slash-doors, don’t forget about safety. From this point of view, it is better to choose a tempered glass. In case of damage it brakes into pieces without sharp edges. Or you can choose a triplex glass. It doesn’t scatter, but crack, and stays together because of the pellicle.

Room door frame
Door frame consists of two vertical posts and a crossbar. A frame can be made of different materials: any wood (walnut, oak, cherry-tree, birch) or MDF, covered with veneer sheet.

Doors are hanged on the frame, that’s why it is important to fasten them properly. Square frames should be fastened on-the-mitre of 90° to the frame surface. If the frame has other shape, for example, arch, then the guides should be fastened on-the-mitre of 45°.

Dimensions
Room door dimensions Room door dimensions depend on its aim. It is important that you can bring the furniture through.
Usual door height is 2meters (Euro standard -2.1meter). Bathroom and toilet doors are 10sm smaller because of the threshold. The width can vary from 60 to 110sm with one wing, and from 120 to 180 with two wings.

Door hinges
Door hinges Door is fastened on the frame with a help of hinges. Door hinges consist of halves and a shank (it is convenient if the shank can be pulled out of the hinge).Usually not heavy room doors have two hinges. Mounting a door, pay attention to the fastenings. They should bear the door weight to avoid sagging. The color of the hinges should correspond to the color of the handle.

Closing mechanism (lock, latch) and handle
Handle for room and bathroom doors Along with the choice of the door, you should choose a closing mechanism. Usually a latch is enough. Locks are used only in bathroom and toilet, but you can use them in room doors too. Locks can use a key or a toilet latch.

You should select a handle according to your taste. Its color should harmonize with the handles on your furniture. It is important that their covering is qualitative, or it may peel off.

Door compressor
Room door can have a compressor. It will create a good level of heat and sound isolation, and will prevent dust penetration. Compressor also helps to make door closing soft and silent. It is important that the compressor in the door fame is soft enough. If it is hard, it won’t evenly fit the door surface, or you’ll have to make an effort closing the door.

Selecting a room door, don’t think only of its design. Practical side of the issue is also very important. Ugly door can spoil the interior, low-quality can spoil your door.

Sliding doors on the upper guide look more esthetic, but they can rattle because of vibrations and draughts. To prevent vibration, it is recommended to mount the doors with lower guide. Lower guide is visible, but it can be lowered in the floor.

Bi Fold doors consist of two (book) or more (accordion) wings. These doors are appropriate when you don’t have a lot of space, and you can’t mount sliding doors.

UPVC doors are naturally low maintenance and don’t need to be treated or protected from the elements as wooden doors do and you can also avoid the expense of regular painting. UPVC doors are not immune from needing cleaning and general maintenance though. The very nature of doors means that they are constantly being battered by the elements which can cause them to gather dirt look unclean. Wet weather can cause constant damp patches on your doors which can be a breeding ground for algae which will create an ugly green layer. A little bit of maintenance from time to time will help to keep them in full working order and make sure they stay looking great.

Below are some quick tips to help keep your UPVC doors in superb condition…

  • The parts of UPVC doors which are exposed to the elements should be washed down with warm soapy water to avoid dirt building up and penetrating seals and any small cracks. Use a soft cloth to avoid scratching the doors and be sure to thoroughly rinse and dry the door once it’s clean.
  • Stay away from using coarse cleaning products as their abrasive nature could do more harm than good and leave scratches on your doors.
  • Check the parts of your doors that are only on display when the door is open such as the hinges and the inside of the frame. Clear debris out with a damp cloth to remove grime which could stop the door from closing properly or hinder the effectiveness of the seal.
  • To keep the locks of your doors in working order try applying a small amount of petroleum jelly to the locks to keep them lubricated.
  • Avoid using oil to lubricate hinges and instead try a silicone based lubricant.
  • Using cream cleanser in warm water to clean your UPVC doors is a better choice than washing up liquid which can degrade the seals. You can also purchase professional cleaning products for your diy doors from leading DIY stores.
Before you try out any new cleaning product make sure you check with a specialist to see if it’s safe to use so you can be sure you’re not going to damage your doors.
