When I finally got through to the show the topic had ended on the consensus that we should all go back to timber sash windows and the next topic of the day was under way.

The radio program had now actually reinforced in the publics mind the misconception that upvc double glazing is un-repairable.

Imagine if people thought and were led to believe their car could not be repaired when a part on it broke and they would have to scrap it and buy a new one. The affects would be:

   1. Huge increase in cost of having a car
   2. Scrap-yards would fill to bursting point
   3. People would suggest we go back to the horse and cart to solve the problem.

Well this is exactly what is already happening with upvc windows in the UK:

  1. Huge increase in cost of having upvc double glazing
  2. Old but repairable windows being dumped at landfills
  3. People are suggesting we go back to wooden windows and doors that require regular painting and the consuming of many thousands of trees.
Now lets just look closer at the huge cost to households that this misconception is and will have. To fit an average house with upvc double glazing you are looking at around $5000. For a standard conservatory about the same amount £5000. Real problems occur about 5 to 10 years after installation. The windows with faults could be repaired at this point and then regularly repaired and maintained over the next 50 or so years. However if the windows are replaced every time a fault arises the cost over 50 years could be £40,000 and above for households with conservatories.

The costs to the environment are vast. There would be five times as much raw material used and energy to manufacture and transport the replacement windows over the next 50 years. There would also be 5 times as many upvc windows and doors in land fill sites that take thousands of years to degrade.

If households do go back to fitting wooden windows this would mean even more maintenance and encountering problems of the past that upvc windows and doors were designed to overcome and were so popular for doing so. The shear number of trees that would need to be consumed (and on a regular basis as the timber rots) is unthinkable.

Repairing upvc windows and doors:

The parts that fail are the metal moving parts like hinges, handles, locks and glass units. These parts can be replaced by a upvc double glazing repairer or a competent DIY enthusiast. The only thing stopping them being repaired is the general misconception that they can not be repaired.

For proof that they can be repaired check your local Yellow Pages under the heading “double glazing repairs”. They had to introduce this heading several years back. Also check out the website of the company that I work for Safe n Sound. One of the problems I think is that many double glazing firms have gone out of business. People assume that when the company that manufactured their windows and doors has gone out of business then the parts have gone also. This is not the case because the window and door manufacturers are separate to the hardware manufacturers.

Most if not all of the hardware manufacturers are still trading and selling to new upvc double glazing firms. Even though the windows look different the hardware parts can be exactly the same. Also it does not benefit double glazing firms to make it public knowledge that what they sell is repairable as they would prefer to just sell you a new window. Often if you go back to the original supplier/installer looking for a replacement part they will fob you off saying the parts are obsolete when in most cases they aren’t.

DIY Tips: Repair Old Wood Window via Painting

If you have an old house and feel that the windows are so bad that they have to be replaced then think again. No matter how bad they look. We replaced the windows on our second floor when we bought the "Crackhouse" because most of them had no glass. We paid something like $6000 for 7 windows and after watching the guys install them and realizing that you can custom order your own windows at Lowes for 20% of what we were charged it was decided that we would NEVER do that again! Replacement windows do cut down on the noise and heat loss though. Our first floor windows were too tall for replacements. This particular outfit couldn’t make them long enough and even suggested we reduce the size of the opening to make a sale. Needless to say we decided to salvage what we had. I have four windows left to refinish. I have been able to strip two of them this week and remove the glass.

Todays mission was to get them ready for painting but there is some work involved when you are dealing with wood that looks like this;
and you have big chunks missing like this.


These are bad, but they are also fixable. First you have to get the wood stripped of paint. I won’t go into this process because it has been covered many times on this and other house blogs but if you don’t already have one, go and buy a heat gun. Preferably one with a variable temperature dial because wood this bad will catch fire!

Once the paint has been stripped and the glazing putty removed you need to sand the wood. For this project I used a palm sander with 60 grit and then 100 grit paper. One of the windows will have a shellac finish on the inside and so, after sanding, the inward facing surface was rubbed with coarse steel wool and alcohol to loosen any flakes of paint left after the sanding and re-amalgamate any original shellac on the wood (what little remained in this case).

The next stage is the important one. It is also quite simple. Mix some boiled linseed oil with an equal amount of turpentine or paint thinner and brush it over the wood. Where the wood is dry it will suck up the linseed oil like a sponge and may take two or three more applications. When done, let the wood dry over night and repeat the process until no more linseed oil is being absorbed by the wood.

Linseed oil is a hardening oil that leaves a resinous hard coating when it drys. This helps seal the wood and renders it water resistant. It leaves the dull grey colored wood looking like this;



Next you need to fill those shrinkage cracks on the exterior of the window and you don’t want to use something that will shrink or crack as the wood expands and contracts with heat or cold. Splits or cracks on the interior will be filled with colored wood putty at a later date when the wood has cured but in the meantime I have filled the the exterior splits and cracks with window glazing putty which will never fully harden and will allow the wood to expand. Since the putty is linseed oil based I went ahead and did this today after the first application of linseed oil to the wood.

In our past articles I talked about all the steps required to properly replace your old wood sash windows with energy efficient vinyl windows. I told you how to measure for the new windows. Then we discussed the removal of the wood sashes and parting bead. Finally, I told you how to install, seal, and trim the vinyl replacement windows. But, what if those old windows in your home are made of aluminum instead of wood? Is the process the same? No, it’s not the same at all. So, the next few articles are going to explain the differences between replacing wood windows versus aluminum windows.

When discussing the proper frame style for replacing the wood sash windows, I explained the difference between new construction frames versus replacement frames. When replacing aluminium windows, there is another option we have to consider regarding frame style. It’s called a "retrofit" frame. Let’s go over each frame type. First, we have the new construction frame with the nailing fin. If you choose to go this route, you have to remove the exterior around each window opening, pull out the nails holding the aluminum window to the studs, nail in the new vinyl window, apply flashing, caulk, and re-install the exterior around each window.(I get tired just talking about it!)In addition to being a whole lot of labor, you can run into major problems trying to install the exterior product around each window opening. If your home has stucco, you have to try and match the rest of the stucco.

It can be done, but not by you. Even most professional stucco guys can’t get a perfect match. What if you have wood siding? Well, you can cut away 2" of the siding around each window to get to the nail fin, then you can apply 1 X 2 or 1 X 3 trim around each window. Certainly not as much work as the stucco home, but probably more work than the average homeowner cares to tackle. What if each window is surrounded by brick? Let’s not even go there! You would have to remove the bricks, then re-install them all when finished.

Trust me, you don’t want to replace your old aluminum windows with new construction vinyl windows. You want to use either the replacement frame like the one used to replace the wood sash windows, or something called a retrofit frame, that is popular in the west where stucco is a common exterior. Since the procedure for measuring is the same regardless of the frame style chosen, this article will discuss the proper measuring procedure, and future articles will explain the difference in the installation process for replacement versus retrofit.

If you look at the portion of the aluminum frame that goes around the window opening into your surrounding walls, you will see three separate "legs" that form two pockets. The outside leg and the center leg form the first pocket. Your screen and stationary panel will be in this pocket. The center leg and inside leg form the second pocket, and your sliding panel is in that pocket. Find the "leg" that is the widest on all four sides. When measuring the width, run your tape measure from the widest leg on the left to the widest leg on the right. This should be the narrowest measurement. Then, subtract 3/8" from that measurement. This is the width of the replacement window.

Measure the height the same way. When measuring the height, measure as close to the center of the window as possible. This is especially important on windows wider than six feet, because the top wood header has a tendency to sag over time, making the center of the opening the narrowest. You don’t need to deduct 3/8" from the height like you did on the width. 1/4" is fine. These are the dimensions you use when ordering your vinyl window. If you have any picture windows(windows without a vent panel), there will only be two legs and one pocket. You still measure the same way.

One of the first extensions that people consider making to their home is a conservatory – generally this is by far the cheapest and simplest extension that is well known to add value to your property. The sad fact is that most people do not use their conservatories. Why is this? Well very simply because of the high temperatures these glass rooms create. In the winter a conservatory is often the coldest room of the house – being mainly a summer room you would think that as the warmer weather increased, a conservatory owner would use their conservatories more and more. However as the weather warms the heat in your conservatory multiplies into almost unbearable levels very quickly.

Most people who have invested in this type of extension quickly realise that they need some protection from the heat and glare and the obvious solution is conservatory blinds.

Conservatory blinds come in many styles and colours though they keep away the glare and offer a degree of shade they do not do a great job of keeping the heat out. The heat is still created as the sun hits the glass.

A perfect solution to heat reduction is to use external conservatory blinds. Modern fabric technology has allowed for a special type of fabric that is designed to reflect up to 95% of the suns heat away before it hits the glass, still allowing light to pass through though taking away the glare.

These exterior conservatory blinds offer huge heat reductions in the conservatory bringing the temperatures down to standard room temperature – even on the hottest of summer days.

Being these conservatory blinds are mounted externally an electric motor powers the blind on opening and closing. This allows simple temperature control as, at the press of a button, you can open, partly open or close the blind allowing more or less sunlight to hit the glass.

When not in use the exterior conservatory blinds retract back into a small housing that is hardly noticeable. In it’s cassette it can remain protected from adverse weather elements and kept looking as smart as it did on day one!

These conservatory blinds are often not cheap, certainly if you are looking at quality, though the benefits of a room you can use often outweighs the cost implications.

DIY Garage Door Systems

Today I am going to talk about the control systems that are the brain boxes for these systems.

Up until a couple of years ago the garage door market had several different key companies supplying and installing garage doors. Control boxes were often unique to the individual companies. Some included battery backups and alarm systems as well as the standard remote controls.

Most of these systems relied on quite an old technology for the safety aspect of the doors. Infra red beams or photo cells. These little devices were generally sat about 1 ft up from the floor of the garage door, in the opening. They send an invisible infra red beam from one side of the garage door, to the other. If the beam is on anyway broken - i.e the car is in the opening of the garage or someone is standing under the door - the door will not close. If the garage door is closing and the beam is broken, perhaps a cat or child is walking into the garage, then the door will stop and reverse.

Some beams only used a single box on the one side of the door and reflector to reflect the beam back to the unit. In my opinion these were not as good as the sender and receiver style I was refferring to above.

In fact, if you have an old roller door that is stuck open then check you do not have an obstruction - even a spiders web or dust or dirt on the lense can prevent the garage door from closing as the garage door thinks something is in the way. Genreally a damp cloth will resolve this.

Now, I have been discussing this in past tense because a couple of years ago new regulations came into force. These rergulations meant that any roller garage door would now have to use a pressure sensing bottom rail strip on the final slat of the door. Whilst, in my opinion, this is totally unnecessary as the beams did a good enough job here - it is now the law. This created a huge problem for manufacturers as it meant that somehow the bottom slat of the door would have to be connected to the control box.

In teh past this has been achieved with a curly cable, mainly on industrial doors. Who would want these ugly cables in their garage? And what’s more they are problematic and are likely to get tangled and result in the garage door no longer being able to close - great for security!!!

Well it seems to me now there is one key manufacturer of a system that most garage door companies seem to be using. I am reluctant to mention their name on this blog but if you really wanted to find out then just google it. I have been trying to search for an alternative for some time but it would seem they are the only competition about - they really have cornered a market.

What makes their system different is that they use the safety edge bottom rail on their garage door systems. This has a transmitter on the bottom slat that communicates, wire free, with the garage door control unit. If you are buying a garage door in the UK then you will almost certainly have this type of system installed.
